About the Project

This lovely private villa was in immaculate condition. Newly repainted inside and out. Maintained to a very high standard.

Our clients had decided to put their property on the market and wanted some fresh pairs of eyes to take a look at it and present it in the best possible light. It needed to appeal to a wide market.  After our initial consultation, they wasted no time in beginning the process. And, implemented all our recommendations to start the ball rolling.

We arrived to stage the villa in preparation for the sales listing. All personal items had been removed, with surfaces cleared. Indeed, even the furniture which they wanted to take to their next property had been safely consigned to storage.  It was all systems go for a two-day installation.

What did we do?

Given a blank canvas, we redesigned the layout of the main seating area in the living room to make the space look airy. We wanted to present a wow factor with a gorgeous large mirror as the focal point. The clients’ existing sofa, chairs and coffee table were grouped around this. Now, this is the first thing the eye is drawn to from a buyers perspective as you enter the front door. Mirrors help reflect light around a room. Layers of contemporary artwork, neutral rugs and a few well-chosen accessories pulled it all together. A restful reading nook was created to make use of space by the stairs.

Don’t overdo accessories. Less is sometimes more.

Upstairs, bedrooms were dressed to photograph and view well. They needed to work for all age groups. The third bedroom had previously been used as an office to suit our clients’ lifestyle. We reinstated it as a bedroom with a nautical feel. Don’t alienate any sector of your potential market. This would now appeal to families as well as singles or couples.

The property had fantastic outdoor entertaining spaces. A few tweaks were all that was needed. And, of course, some contemporary dressing from our stock. We added a striking combination of cushions to a wonderful L shaped sofa on the terrace.  Complementary modern canvases, deep blue glass lanterns and a sisal rug made this a place you just want to sit and spend time in.

Mixing the right colour and patterns strikes a modern note. Artwork can work inside and out.
