About the Project
When we were contacted by our clients who are currently based in Australia, we jumped at the chance to style up their newly purchased three bedroom villa by the sea in Protaras. They had bought it as an investment property to rent out year round if possible. One thing you should know they said. “It doesn’t have a pool. So we will be competing with properties that do have one.” We hear you. Not a problem in our eyes. Styling Property Cyprus to the rescue….
What we did
We wanted to minimize the perceived negative of the lack of pool and design a contemporary interior and make the outdoor space look inviting. It needed to fit within budget and photograph well. And importantly, capture the online audience. We know many guests prefer beachside to poolside and this lovely villa was right by the sea. It oozed surf appeal.
So we set about creating a light, airy, contemporary interior. Our first Job? Removing some furniture items that came with the property purchase, but just didn’t work. Furniture that looks like it belongs in an office has to stay in an office. We chose hard wearing but good looking pieces. Natural fibre rugs. Dining chairs were sturdy and clean easily. Everything was pulled together with artwork and accessories reflecting modern living and the beach.
In the Master bedroom, we worked with an existing large canvas artwork which dictated the scheme. The clients wanted to keep it and we agreed. They knew that a kingsize bed was a good option in at least one bedroom if you have space. In the other double bedroom, we managed to keep costs down by using the base of a bed that was already there and buying a new mattress.
When renting out your property the right balance needs to be struck between not having enough accessories and over accessorising. We styled enough for the villa to look inviting and welcoming. But not overdone with knick-knacks. Think cohesive- not cluttered.
Outdoors, our clients invested in a new dining set and we advised adding extra privacy from neighbouring villas with strategic placing of large potted plants. Painting the exterior of the villa and all boundary walls really help in marketing photographs and this villa was no exception. We created vignettes to encourage potential holidaymakers to see themselves relaxing outdoors and by the sea.
